Where Deal Meet Excellence
Whether you’re closing major commercial properties or just breaking into the field, Commercial Corner is your high-leverage hub. We meet monthly to analyze live deals, hear from top-tier experts, and build partnerships that drive passive income and generational wealth.
Open to all commercial real estate professionals—investors, brokers, lenders, attorneys, and service providers—Commercial Corner brings together the people who make deals happen.
Our revamped format—featuring Spotlight Sessions and Deal Defense—delivers structured peer review for professionals at every level, ensuring you connect with owner-minded dealmakers who value excellence over hype.
Here is what you can expect during these monthly discussions:

Informal Networking
Kick off with coffee and deal talk. Share your biggest win or next opportunity - whether it's a private lending project, a redevelopment concept, or a $5M syndication. Connect with top investors, brokers, and advisors from across the Milwaukee area.

Spotlight Sessions
One volunteer investor or professional presents a small-scale deal (under $1M). A concise 3-minute overview (problem, solution, ask) is a followed by focused peer feedback. A supportive yet rigorous space where rising investors gain visibility and veterans spot emerging opportunities.

Deal Defense
One $1M+ deal - completed or in progress - undergoes deep-dive analysis. Expect a 5-minute presentation, 20 minutes of expert Q&A and clear action takeaways. Designed for operators serious about refining their strategy, underwriting, and execution.

Guest Speaker
An experienced professional shares advanced strategies in areas like syndication, Infinite Banking, environmental due diligence, or zoning and financing - followed by live Q&A tied to real deals.
THIS MONTH'S TOPIC:
Market Cycles 101 — How Experienced Operators Read the Signals!
February’s Commercial Corner will focus on market cycles and key indicators—not forecasts, not “top picks,” and not headlines—but how experienced lenders and operators actually notice cycles shifting and adjust behavior accordingly.
Rather than treating cycles as something to predict, this session will explore how cycles are observed in practice: through credit conditions, deal friction, refinancing dynamics, and capital behavior long before consensus narratives catch up.
As always, we’ll begin with informal networking, followed by the Spotlight Session and Deal Defense, where attendees bring real deals to the room. The Market Cycles discussion will then build directly on those conversations, helping frame where we may be in the cycle and—more importantly—what changes and what doesn’t as conditions evolve.
This month’s session will be a guided discussion focused on practical, operator-level insight rather than theory or presentation, with participation from Mike Danielson of WaterStone Bank, bringing a senior commercial lender’s perspective to the conversation.
Topics will include:
-
How experienced operators recognize cycle shifts
(before they show up in headlines or stats)
-
Which indicators matter—and which are noise
(credit availability, refinance friction, spreads, deal flow, and behavior)
-
How lender and operator behavior changes across cycles
(what tightens, what slows, and where risk actually shows up)
-
What doesn’t change across cycles
(bad deals, leverage mistakes, and execution risk)
-
How cycle awareness influences decisions
(hold vs. transact, structure, partnerships, and optionality)
In addition to the educational sessions, our meet-ups offer a fantastic opportunity to network with like-minded individuals. You'll be able to share experiences, build valuable relationships, and become part of a community dedicated to growth and success in the commercial real estate market. Don’t miss out on this chance to enhance your knowledge and expand your network. Join us for our next meeting and take the next step in your commercial real estate investing journey.
MEET THE LEADER
Derek Peruo
Derek is a private capital investor who builds and funds systems that scale, cash flow, and compound—across real estate, private lending, and niche markets others overlook.

Using frameworks like the 80/20 Principle and the Star Principle, he builds lean, flexible assets that generate recurring income and buy back time.
For Derek, success means multiplying returns on every dollar and hour invested—not grinding harder or chasing vanity metrics.
