 Still unclear on WHY you should use a Trust to hold title to your real estate? Here are just a few examples...

 

#1 - There are hundreds of thousands of lawsuits filed every year in America

Many of these suits are filed against the owners of real estate because they are easy prey for contingency fee lawyers and their clients, looking to make a quick buck off honey, hard-working investors. 

#2 - You are buying a Pure Option or entering a Lease-Option 

You could enter an Installment Contract where fee title will remain in the seller's name until full payment is made. But - that could raise some concern when selling. 

You can't prevent problems like this, but you can insulate your investments from these risks by using a Land Trust. 

#3 - You are an out of state investor, but you're not licensed to do business in the state where your opportunity lies

Registering in the state where you want to invest causes you to pay larger fees, and possibly state tax issues. 

A Land Trust is a contract between consenting parties, NOT a business. Therefore. holding real property in a Land Trust does not constitute doing business in the state with the opportunity. 

 

  

Meet Mr. Land Trust, Randy Hughes

He started life out on the wrong side of the railroad tracks. His father was an alcoholic and left his mother to raise four children on a clerk’s wage. None of his relatives owned their own business . . . everyone worked for wages.

 Randy knew that there MUST be a better way to live. Randy began buying single-family homes for rental while in college. After college, Randy tried many different types of businesses. He always came back to the Single-Family Home as the IDEAL investment. Since purchasing his first rental house in 1969, Randy hasn’t looked back!

 Today, Mr. Land Trust® has purchased more than 200 houses. He has lived a life of having nothing and will not let that happen again. Randy’s primary goal now is to teach others how to break the cycle of poverty.

 Mr. Land Trust® teaches real estate investment courses throughout the United States. He has been an expert witness in the California and Illinois court systems on Land Trust issues.

 Randy has been a licensed Continuing Education Instructor for the Illinois REALTORS® for 25 years. He also speaks to real estate investment clubs throughout the United States.
